 TOWN PLANNING AND DEVELOPMENT

STAGE 1. INITIAL CONTACT

Once you filled our questionnaire and book a call, we will ask you some design and construction questions to determine your building requirements.

STAGE 2: INITIAL CONSULTATION & COST INDICATION

DURATION: 1-2 WEEKS

We respond to your filled questionnaire within 48 hours. Our initial consultation is an opportunity to meet the Edina Building Group team assigned to your project. Here, you can ask questions regarding your proposed project or discuss all your requirements.

Our initial consultation is intended to advise you how we can build your project within budget and on time. We will require relevant documents to give you an indication of our expected ballpark figure for our design and build cost, which will also enable you to determine your project budget and time frame.

Our ballpark design and build cost will then be prepared and presented to you to ensure all specifications.

STAGE 3. PRELIMINARY BUILDING AGREEMENT

DURATION: 2-4 WEEKS

By this stage, you have decided that our ballpark design and build cost are within your budget, have considered us to turn your vision into reality, and are willing to proceed with the town planning, and drawing preparations.

You will then have to approve the Preliminary Building Agreement (PBA) including the preparation of town planning and working drawings such as architectural, engineering, and civil drawings, a number of consultant reports, and a land survey suitable for the construction of your project.

The payment for the PBA will only cover the cost of town planning, working drawings, relevant consultant reports, and land surveys if required. No construction deposit is required at this stage until working drawings are completed and the exact construction cost has been defined.

STAGE 4: TOWN PLANNING APPROVAL

DURATION: 1-2 WEEKS

We will prepare and submit preliminary drawings, civil, landscaping, and all required reports for town planning to the council once the Preliminary Building Agreement (PBA) is approved. Edina Building Group will be the point of contact on behalf of the client to ensure a hassle-free process.

STAGE 5. WORKING DRAWINGS PREPARATION

DURATION: 4-8 WEEKS

We will start preparing the drawings including architectural, engineering, and civil drawings with other consultant documents and reports once the town planning permit is approved.

All required documents will be ready and submitted to the Registered Building Surveyors (RBS) to obtain a building permit.

STAGE 6. DETAILED ESTIMATED TENDER PROPOSAL

DURATION: 2-3 WEEKS

You will be provided with a detailed fixed-price construction and project management proposal once drawings are completed. This paid service includes a complete schedule and an estimated cost breakdown of the construction program. Please note that it is a minimum of 50 pages in length, detailing everything you need to know in your project. Any quote or tender less than this, means something is missing.

The associate cost is to be paid in advance to produce an accurate and detailed fixed-price proposal. This amount will be deducted from your first progress payment once the construction contract has been awarded.

STAGE 7. CONTRACT & FINANCE

DURATION: 2-4 WEEKS

We will prepare the standard building contract (HIA, MBAV, AS) with other required documents once drawings and the final tender proposal price are finalised.

A construction meeting will be arranged with you once all required documents are signed. The warranty insurance certificate for your project will be issued when we receive your finance approval with a request for a 5% deposit of the total contract price.

STAGE 8. FINAL FINISH SELECTIONS

DURATION: 1-2 WEEKS

We will give you full access to our online project management system for the completion of your selections, price viewing and adjustments, and approval of variations (if any).

You will also have a consultation with our design and colour consultant, and a showroom consultation with our suppliers at this stage.

STAGE 9. CONSTRUCTION

DURATION: AS PER AGREED PROGRAM OF 5-15 MONTHS

You will have regular updates and meetings with your project manager and site supervisor once construction starts.

For transparency, you can access all your project information during construction and critical stage inspections on our online project management system.

STAGE 10. COMMISSIONING & HANDOVER

DURATION: 1-3 DAYS

We will walk you through the occupancy permit and project handover process. We will liaise with the council and building surveyors for an occupation certificate for your project, and prepare all job-specific documentation for your records. Then, a project meeting with you will happen where we hand over the manual and present the keys to your new home.

STAGE 11. ONGOING SUPPORT

DURATION: 12-24 WEEKS

You will have a 180 day maintenance period to address concerns you may have. This will involve access to our trades and suppliers to ensure your home is well maintained. We will also provide you with regular emails, updating you with what’s required in certain stages after your handover day. We will also provide you with a ten-year structural warranty for your new home.

Once you filled our Questionnaire and booked your Priority call, our first phone call communication will take place to answer some of your questions about design or construction to determine your building requirements and get an idea of what you are after.

DURATION: 1-2 WEEKS

We respond to your filled Questionnaire within 48 hours and our initial consultation will provide the opportunity to meet with the Edina Building Group team to walk you through the current project under construction. Here, you can ask any questions you may have in regards to your proposed project or simply meet us in our office and have a one-hour consultation with our director to discuss your building requirements and all your queries.

During this meeting, we will also discuss how Edina Building Group can get your new project built within budget and on time, saving you thousands of dollars while we review your project working drawings and relevant documents. Following our first meeting, we consider all the information to give you an indication of our expected ballpark figure for Design & Build Cost along with the Town Planning permit time frame and associated costs. This enables you to decide your project budget and start working towards milestones.

Our ballpark Town Planning, Design & Build Cost Proposal is then prepared and presented back to you along with a selection of specifications before the real fun begins.

DURATION: 3-4 WEEKS

By this stage, you have decided that our expected ballpark figures for Town Planning, Design & Build Cost is within your project budget and you have considered Edina Building Group help you to turn your vision into reality and willing to proceed with the town planning and working drawings preparation with Edina.

By you approving the Preliminary Building Agreement (PBA) which includes the preparation of sketch and preliminary town planning drawings and working drawings such as architectural, engineering and civil drawings, a number of consultant reports and land survey suitable for planning permit and construction of your project.

The payment amount for the Preliminary Building Agreement (PBA) will only cover the cost of town planning and working drawings, relevant consultant report and land survey if required and no construction deposit required at this stage until working drawings completed and the exact construction cost defined.

DURATION: 1-2 WEEKS

Once, the Preliminary Building Agreement is approved, we proceed with the town planning requirement including prepare and submit preliminary drawings, civil, landscaping and all required consultancy reports to the relevant council and follow up until the council approval. Edina will be the main point of contact on behalf of the owner to make the whole process efficient and enjoyable to achieve the expected results.

DURATION: 4-8 WEEKS

Upon town planning permit approval, we will start working drawing preparation including Architectural, Engineering and Civil drawings along with other consultant documents and reports. At this stage, all required documents will be ready to submit to the Registered Building Surveyors (RBS) to obtain the building permit.

Upon working drawings completion, you will be provided with a detailed fixed-price construction and project management proposal. This paid service includes complete finish schedule and estimated cost breakdown along with the construction program. This is a minimum of 50 pages in length, detailing everything to be included in your project. Any quote or tender less than this, you should be concerned that something is missing.

In order to produce the most accurate and detailed fixed-price proposal, the associate cost to be paid in advance and the paid amount will be deducted from the first progress payment once the construction contract awarded.

Once construction commences, you will have regular updates and site meetings with Edina project manager and the site supervisor. You will have full access to our online project management system for all project information during construction as well as attending critical stage inspections of your project on a regular basis.

DURATION: 1-3 DAYS

You will have a comprehensive walk through prior to occupancy permit and project handover. We will liaise with Council & Building Surveyors to seek an occupation certificate for your new project and prepare all job-specific documentation for your future records. You will have a personal meeting at your project to give you the handover manual and present the keys to your new home.

DURATION: 12-24 WEEKS

You will have a 180 day maintenance period to address any details that may require attention. This will involve access to trades and suppliers to ensure your home is maintained well above your expected level. We will provide you with regular emails to ensure that you are kept informed and up to date with what is required at certain stages after your handover day. You will receive a ten- year structural warranty on your new home.
